Air-conditioning maintenance on the Costa Blanca: preparing a second home

Identify the equipment before cleaning
Air-conditioning maintenance in a Costa Blanca second home should start with the model, manual and last service record. Equipment used only a few weeks still needs an appropriate care plan, but frequency should not be copied from another unit. Daikin distinguishes filter types and refers to their instructions for maintenance and replacement. Not every filter is washable or replaced in the same way. If the manual is missing, identify the model and consult the manufacturer or service provider before removing components.
Separate user care from professional servicing. User tasks should stay within the manual and safe access conditions. Do not climb onto facades, handle electrical connections or work on refrigerant to prepare a holiday home. Visible damage, persistent dripping, new noise or abnormal operation calls for assessment. Surface cleaning does not establish that the system is sound. Nor should topping up refrigerant be the automatic response to reduced cooling: the professional should investigate the cause rather than begin with an assumed remedy.

Arrange servicing before arrival
For a Dénia property closed between stays, arrange servicing with time to spare before daily use becomes essential. Give the technician symptoms, safely accessible photographs and model references without dismantling equipment to obtain an image. State whether the problem occurs in cooling, heating or both, and when it began. This prepares the visit but does not replace checks. If a trusted person provides access, agree who can authorise additional work and how scope changes will be confirmed while the owner is away.
Distinguish a maintenance visit from an air-conditioning repair. Also review other air-conditioning services to define the requested work. The guides do not turn every intervention into a fixed tariff. Specify what is inspected, which cleaning is included, excluded parts and how a fault would be quoted. If outdoor-unit access requires special arrangements, tell the technician beforehand so appropriate equipment and conditions can be planned.
A useful record between seasons
After servicing, retain the date, work performed, replaced parts and unresolved observations. Request normal-use and absence-period care instructions for the actual equipment. Do not promise energy savings from cleaning without comparable measurements. If behaviour changes, review symptoms and records with the technician. Use the second-home maintenance plan to organise the wider property. A single record makes it easier to distinguish a new issue from one already awaiting resolution. It also avoids asking the next visitor to reconstruct the history from memory.
For example, the remote responds but water appears where it never dripped before. Cold airflow does not mean the issue is resolved. Describe where water is observed and request diagnosis without improvising pipes or sealants. If replacement is proposed, review passive cooling options for the home and the actual installation scope without treating those services as equivalent. The aim is an informed choice: retain, repair or replace after assessing condition, use and required work, not because of a generic seasonal recommendation.
Where several systems are installed, identify each unit by room and model so service histories are not confused. Work on a bedroom unit does not establish that the living-room system was checked. Have the service record state where work took place and what remains outstanding. If relatives use the property between your stays, leave straightforward normal-use instructions and an incident contact without making them responsible for technical maintenance. Record any unresolved fault before their arrival so it is not mistaken for a new problem they caused.

Documents to compare and retain
Technical reference consulted: Daikin. Before booking, ask the quotation to identify the product or service, preparation, labour, removal, exclusions and responsibility for finishing. Price guides are indicative and do not replace a quotation based on a survey. Retain the accepted scope and any later changes in writing.
At handover, review the result with the professional and retain the references needed for maintenance and spare parts. Agree how to report an issue and identify any checks still outstanding. For a seasonally occupied property, leave understandable instructions for whoever checks it between stays; a long absence should not mean losing track of the work.
Before booking
- 1Find referencesInformation
Collect models, manuals and service history. Identify filters and permitted user tasks before purchasing products or removing components.
- 2Define the visitScope
Describe symptoms and access to every unit. Separate maintenance, diagnosis and repair so the service being booked is clear.
- 3Record the resultFollow-up
Retain completed checks and outstanding items. Leave operating instructions and support contacts with whoever checks the property in your absence.
